Question: Who represents the seller in a real estate transaction?

Answer: The listing real estate agency represents the seller not the buyer.

 

Question: Does the listing agency have to notify the potential buyer of whom they represent?

Answer: Yes! A form called a Disclosure of Agency notifies you whom that real estate agency represents.

 

Question: Does the seller have to sign a listing agreement?

Answer: Yes! The seller must give written permission for the listing agency to sell their property. 

 

Question: When I sign a listing agency agreement am I a customer or a client?

Answer: Once the listing agreement is signed, the seller becomes the client of the listing agency.

 

Question: Whom is the listing agency obligated to?

Answer: The listing agency is obligated to do the best they can for the seller not the buyer

 

Question: How does the listing agency get paid?

Answer: The listing agency receives a percentage of the sale price. This is called a commission.

WHY BUYING A HOME IS A GOOD INVESTMENT

When you invest in a home, your home could appreciate approximately five percent or higher in one year. A five percent increase does not seem to be that appealing, when stocks have the capability to increase at a higher rate.  Your value in stocks could also disappear overnight. We are all aware of how the stock market reacts.

There are other advantages to home ownership. For Example: When you purchase a home for $200,000.00 with twenty percent down which is $40,000.00, and you take out a mortgage, for the balance. In the first year with a 5% increase in appreciation, your $200,000.00 home would have increased in value by $10,000.00. Your $40,000.00 investment has earned you 25% or $10,000.00 in the first year. You will be paying a mortgage and property taxes, but the mortgage interest and property taxes are deductible, the government is actual subsidizing the purchase of your home.

You have a $40,000.00 initial investment, but your appreciation is based on your $200,000.00 home at the same time you have earned yourself substantial income tax deductions. The amount depends on your mortgage interest rate and your tax bracket. Capital gains laws have also changed. Over the years owning real estate has shown to be a sound investment. When you pay rent you are actually paying some one else's  mortgage and you don’t have the advantage of income tax deductions or appreciation.
