Dual/Multiple Representation agency Explained In Wisconsin Dual/Multiple representation agency can happen in the same transaction, only with a written consent of both the buyer and seller. Dual Agency: Example: Two agents that work for the same agency, one represents the buyer, and the other represents the seller, in the same transaction. Multiple representation: Example: One agent that works for an agency, represents both the buyer and seller, in the same transaction.
The difference between listing agencies and Buyers Choice In Wisconsin, any real estate company that contracts for a sale of a sellers property (called a listing agreement) represents the seller. Buyers are usually working with listing agents or subagents, that are obligated to get the highest price, under the best terms for the seller. You could get into a dual agency or multiple representation situation, even if you have a buyer agency agreement with that company. It also means the agent must become neutral and can advise both parties, but is not allowed to place the interests of either party ahead of the other in negotiations. (Dual Agency situation) Question ? How can both agents, one who represents the seller, the other represents the buyer, and both agents work for the same real estate agency, not have a conflict of interest ? ( Multiple representation situation) Question ? How can the agent who is representing both the buyer, and seller, in the same transaction, advise the seller, that he thinks, they can get a better price for their property, and then tell the buyer, that he thinks that they can get a lower price ? You would not want the same attorney to represent the buyer, and the seller, in the same transaction, nor would you want to hire another attorney, from the same law office. You give up all or at least part of your representation. The bigger the listing company, the more of a chance, that you could be put into a dual agency or multiple representation situation. This is not the reason, you have a agent in the first place. Buyers Choice Realty never contracts for the sellers property and never represents the seller, therefore a dual agency or multiple representation situation can never happen. Buyers Buyers Choice Realty believes that the buyer should have representation, just like the seller. The listing agency will represent the seller, and the buyers agency will represent the buyer. This way both parties are represented; each having the benefit of professional assistance. Buyers Choice Realty is a member of the Multiple Listing Service. We contact " For Sale By Owner" properties, other agents, databases etc. My realty will set up appointments and find your property. Buyers Choice Realty will make your property hunting a pleasure. You owe it to yourself to have Exclusive Buyers representation.
